The Bluff House

Whether you are searching for cabin rentals near Branson, MO or are already planning to book a weekend at the Bluff House, we invite you to familiarize yourself with the Bluff House policies, expectations and accessibility notice before placing your rental reservation. Please contact the Bluff House for further information or clarification.

• A two to three night minimum is required to place a cabin reservation at the Bluff House. Please see the 'Availability' page for further details.
• A $500 security deposit and $75 non-refundable cleaning fee are required to guarantee your cabin rental reservation.
• The entire balance of your stay is due seven days prior to your arrival at the Bluff House
• The rental agreement holder must be at least 25 years old and present at all times with anyone under the age of 18 at the Bluff House.
• Check-in time is 4:00 p.m. and check-out time is 10:00 a.m.
• Late check-outs are not permitted due to cleaning schedule.
• Guests understand that there is limited parking and know that additional parking can be found at The Keeter Center near the College of the Ozarks campus. No trailer of any kind may be parked at the Bluff House. If needed, arrangements can be made with the Guest Services Manager at the front desk to park in The Keeter Center parking lot.
• The maximum number of occupants in the cabin must not exceed ten guests. Doing so without approval will result in termination of rental agreement and all payments will be forfeited.
• Subletting is not permitted.
• Alcohol is not allowed in or outside of the home. Violation will forfeit deposit
• Pets are not allowed in or outside of the home. Violation will forfeit deposit.
• Smoking is not allowed in or outside of the home. Violation will forfeit deposit.
• Lost keys will result in a $100 deduction from the security deposit.

• A full refund of deposit will be made with a 30-day notice of cancellation prior to the arrival date.
• For cancellations within 30 days of arrival, the security deposit given to guarantee the cabin reservation will be forfeited.
• The full security deposit will be refunded 7-14 days after the property has been vacated and inspected.
• No refunds will be made for late check-in or early check-out.

The Bluff House is a part of The Keeter Center at the College of the Ozarks and adheres to the mission and expectations of the College in its conduct.

The College of the Ozarks is a religious, non-profit, educational institution. The Vision of College of the Ozarks is to develop citizens of Christ-like character who are well-educated, hard-working and patriotic. The College focuses on developing young men and women in accordance with biblical teaching, including traditional notions of family, marriage, and sexuality. In keeping with the College’s Vision, Mission, and Goals, all events and the conduct of patrons must reflect the expectations of the College as expressed in this paragraph, in the College Catalog, and in the faculty, staff, and student handbooks. The College reserves the right to prohibit events and not extend services to persons or groups that are inconsistent with the College’s beliefs and expectations. Though the College will not deviate from its stated position, this provision is not intended to, and will not be used as a way to, exclude or discriminate against persons or groups that are legally protected under state and federal laws as those laws are applicable to the College. The Keeter Center at College of the Ozarks is a smoke-free, alcohol-free, pet-free facility, as well as a learning laboratory of the College’s educational program, and is operated under the same Vision, Mission, Goals, and expectations as the College.

Accessibility is limited in the house. There are steps leading to the main entry, a spiral staircase leading to the loft, two steps inside the main entry, a spiral staircase leading to the basement, steps leading down to the hot tub, and the hot tub is on the side of the bluff.
